The rate shown is a nominal note rate, not an Annual Percentage Rate (APR); APR reflects certain financing costs and is typically higher. Ask your lender for a Loan Estimate showing the APR. Rate data is provided via the FRED® API; this product uses the FRED® API but is not endorsed or certified by the Federal Reserve Bank of St. Louis.

Taxes & insurance are estimated. Property taxes are estimated by applying your county's typical effective tax rate (the county's median tax bill as a share of home value) to the home price; actual taxes are set by the county assessor and vary by property, exemptions, and taxing district. Homeowners insurance is estimated at roughly 0.4% of the home price per year; your actual premium will vary, so use a real quote. HOA dues default to $0 — enter your community's actual dues. Closing costs are not included.

Mortgage insurance by program. Conventional PMI applies under 20% down and ends at 20% equity. FHA includes a 1.75% upfront MIP financed into the loan plus monthly MIP of about 0.55% (0.50% with 5%+ down) for most 30-year loans — larger base loans and 15-year terms carry different MIP rates — lasting the life of the loan under 10% down and ending after 11 years at 10%+ down. FHA loans are also subject to county loan limits; the 2026 one-unit floor is $541,287, many counties nationwide have higher limits, and the calculator warns when a scenario exceeds the selected county's limit. VA includes a one-time funding fee financed into the loan and no monthly MI; many disabled veterans are exempt. USDA includes a 1.00% upfront guarantee fee financed into the loan plus a 0.35% annual fee paid monthly for the life of the loan, and requires the property to be in a USDA-eligible rural area with household income within program limits — this tool does not determine USDA eligibility. Program rates current as of July 2026.

Temporary buydowns. A temporary buydown (1/0, 2/1, or 3/2/1) lowers the interest rate — and the monthly payment — for the first one to three years, after which the payment steps up to the full note-rate amount. Your loan is underwritten and qualified at the full note rate; the buydown does not permanently change your rate or balance. See Disclosures for details.
